What XLOANS is
XLOANS is an Australian mortgage broking service based in Melbourne, Victoria, operating nationally. We are not a bank and we do not lend money ourselves. We sit between you and the lenders: we assess your situation, compare loan products and lender policies across a panel of banks, second-tier lenders and specialist non-bank lenders, then prepare and manage your application through to settlement. Alongside the broking service we publish a free library of Australian mortgage calculators, guides and state-by-state first home buyer information, all of it cited back to official government sources where government figures are involved.

Our calculators are built for Australian conditions and Australian tax settings, so they are not suitable for overseas lending. We cannot provide financial product advice, tax advice or legal advice, and we do not arrange consumer credit for purposes outside our licensing scope.

We keep you and your conveyancer updated at every milestone through conditional approval, unconditional approval and settlement.
6. Ongoing reviews
We check your rate and structure periodically and tell you when it is worth renegotiating or refinancing.
How the XLOANS calculators work
Our calculators run entirely in your browser from the inputs you enter — nothing is submitted, saved or shared unless you deliberately choose to email yourself the results or book a chat. They use standard Australian mortgage mathematics: monthly principal-and-interest amortisation, state and territory transfer duty brackets published by each revenue office, indicative Lenders Mortgage Insurance premium tables, and marginal tax rates including the Medicare levy for the offset comparisons.
Because they cannot see your credit file, your lender's current assessment rate, your actual living expenses or the policy exceptions a lender may apply, every result is an estimate for general guidance only — not a quote, a pre-approval, or a promise of what a lender will do. Where a figure comes from government sources (grants, duty thresholds, scheme price caps) we link the official page so you can verify it yourself, and we recheck those figures as budgets and rules change.
How XLOANS makes money
It costs you $0. We are paid by the lender, not by you — and it is not a one-off payment. As well as an upfront commission when your loan settles, the lender pays us an ongoing (trail) commission for as long as your loan stays with them. That is deliberate on our part: we are paid to keep looking after you after settlement, which is why we review your rate and your equity position rather than disappearing once the loan funds. It does not increase your interest rate or fees — the rate you get through us is the rate the lender offers — and if a loan is repaid early the lender claws that commission back from us, not from you.
Commission amounts vary between lenders. Where a fee for service may apply — for example unusually complex, commercial or SMSF scenarios — we tell you before any work begins and you agree it in writing first. We never charge you for a 15-minute chat, a calculator, or a comparison. The specific commission arrangements and any fees applicable to your loan are set out in the Credit Guide and Credit Proposal Disclosure Document we give you before an application is lodged.
Why use XLOANS instead of going straight to your bank
Your bank can only offer you your bank. That matters far more than most people expect, because the thing that decides your outcome is usually policy, not price — how your income is treated, how long you have been in your job, how a past default or a HECS debt is assessed, whether a small apartment or a heritage-overlay property is acceptable security. One lender's "no" is routinely another lender's straightforward approval, and a bank branch has no reason to tell you that.
- Policy matching before an application. We work out which lenders accept your situation before anything touches your credit file, so you are not collecting enquiries and declines to find out.
- More than one option, with the trade-offs stated. You see the comparison — rate, fees, offset or redraw, and the policy catch — instead of a single product.
- We do the assembling. Payslips, statements, structure, valuations and lender follow-up are our job, not a stack of forms you chase between shifts.
- It continues after settlement. Because we are paid an ongoing commission, we review your rate and your equity position rather than leaving you on whatever the loan drifts to.
- No cost to you. The rate is the lender's rate. Going direct does not make it cheaper.
To be even-handed: a broker cannot access every lender in the market, some lenders offer certain products only through their own channels, and we are not the right choice for every scenario. Where a direct application genuinely suits you better, we will say so.
Licensing and regulation
Australian mortgage broking is regulated under the National Consumer Credit Protection Act 2009 (Cth). Consumer credit assistance may only be provided by the holder of an Australian Credit Licence (ACL) or by an authorised credit representative of a licensee, and brokers are bound by responsible lending and best interests duty obligations, must hold membership of the Australian Financial Complaints Authority (AFCA) for external dispute resolution, and must give you a Credit Guide.

Our current licensee details, credit representative number, ABN and AFCA membership number are provided in writing in the Credit Guide you receive before any credit assistance is given, and we will confirm them on request at any time — email info@xloans.com.au. We publish licensing identifiers only where they are current and verified, so if a number is not shown on this page yet, ask us for it and we will send the document rather than display an unverified figure.
Important disclosures

- Lender panel limits. We compare lenders on our accredited panel, not every lender in Australia, and some products (for example some direct-to-bank offers) may not be available through a broker.

Privacy information
We handle personal information in line with the Privacy Act 1988 (Cth) and the Australian Privacy Principles. In plain terms: we only collect what we need to help you, we only use it for the purpose you gave it to us for, and we never sell your data.
- What we collect: your name and contact details when you enquire, book a chat or email yourself calculator results; and, if you proceed with an application, the financial documents required to assess it.
- Why we collect it: to contact you about your enquiry, to assess suitable loan options, and to prepare and lodge an application with your chosen lender.
- Who we share it with: only the lender(s) you agree to apply with, and service providers who help us operate (for example secure hosting and email delivery). Credit checks are only performed with your express consent.
- Analytics: we use standard website analytics to understand which pages are useful. Calculator inputs stay in your browser and are not sent to us unless you submit a form.
- Your choices: you can ask us for a copy of what we hold, ask us to correct it, withdraw consent to being contacted, or ask us to delete your details at any time.
