Guarantor Home Loans: Complete Australian Guide

Understand family guarantees, guarantor risks, loan structures and release conditions before using a family property to help buy a home.

What a guarantee does — and does not do

A guarantor agrees to support the borrower’s obligations under the loan contract. Some arrangements use a family property as additional security to help with a deposit shortfall. A guarantee does not create income for the borrower or remove the need to service repayments.

The guaranteed amount, security and enforcement rights depend on the signed agreement. Do not assume it is automatically limited to a 20% deposit, avoids every cost or guarantees approval.

The guarantor’s home can be at risk

Moneysmart warns that a guarantor may have to repay the borrower’s debt and may put pledged assets at risk. A guarantee can also reduce the guarantor’s ability to borrow for their own needs.

Both borrower and guarantor should understand what happens after missed repayments, a fall in value, separation, job loss or a sale. Independent legal advice for the guarantor is important; the borrower’s broker is not a substitute for the guarantor’s lawyer.

An illustrative family-support scenario

A buyer considering a $750,000 property with $50,000 savings has a $700,000 funding gap before buying costs. Additional family security may help some lenders consider the structure, but those numbers alone do not establish approval or an LMI exemption.

Ask whether the lender can separately identify a supported loan portion, what amount is actually guaranteed and how fees and buying costs are funded. This is a hypothetical scenario, not a client result or a lender offer.

Plan the release before signing

A guarantee is not necessarily released automatically when repayments reduce the loan. A lender may require a new valuation, a satisfactory standalone LVR and a reassessment of the borrower’s affordability. Request its release conditions in writing.

Review progress with the lender and guarantor. Compare alternatives such as saving longer, a cash gift with appropriate documentation or an eligible government guarantee, without treating any alternative as risk-free.
