Low-Doc & Self-Employed Home Loans

Compare full-doc and alternative income verification for business owners without treating turnover as take-home income or low-doc as no checks.

Self-employed does not automatically mean low-doc

Business owners can qualify for standard full-documentation loans when their income can be verified under a lender’s policy. Low-doc or alternative-documentation products are different ways of demonstrating income, not permission to skip affordability checks.

Depending on the lender, the evidence may include personal and business tax returns, financial statements, BAS, account statements and an accountant declaration. The documents accepted and minimum trading history are product-specific.

Profit is not turnover

A business receiving $200,000 of revenue does not necessarily provide $200,000 of personal income. Expenses, tax, business debts, ownership shares and retained earnings affect the assessment. Ask your accountant to explain the real structure.

Lender treatment of add-backs, one-off expenses and changing profit differs. We will not promise a named lender accepts a particular add-back without checking its current policy. Do not change legitimate tax deductions just to improve a mortgage estimate.

Compare total cost and restrictions

Moneysmart notes low-doc loans generally carry higher interest rates and may have restrictive terms. Compare the rate, fees, security requirements, available features and exit costs, not only whether a lender accepts fewer tax returns.

Prepare your ABN and GST history where applicable, ATO position, business liabilities and financial records. A broker can compare full-doc eligibility first and explain when alternative documentation is appropriate.
