Mortgage Health Check

Your annual mortgage review. Find out whether your home loan looks healthy, needs review or may be costing more than it should — before deciding whether to stay, negotiate or switch.

Use your typical balance. Offset above the loan balance has no extra interest benefit.

Loan balance ÷ property value × 100. Indicative ranges assume up to 80% LVR and a strong full-documentation application.

Alternative loan & switching costs

Starts at the indicative lower end for your loan purpose and repayment type — not an offer. Replace with a suitable quoted rate.

Starts at $650, a typical standard switching cost (discharge, application, government charges). Update it for legal, valuation, LMI or lender-quoted fixed break costs. Costs are assumed paid upfront, not added to the loan.

Alternative annual fees minus current annual fees. Enter a negative amount if fees fall.

Features that matter to you

What your mortgage health rating means

Healthy: your variable rate is at or below the lower end of the indicative range, at up to 80% LVR, with no reported feature mismatch. Needs review: your rate is within the range but above its lower end, features need attention, or fixed/high-LVR pricing needs a tailored assessment. Unhealthy: your comparable variable rate is above the indicative upper end. These are screening labels — not a credit score, affordability assessment or recommendation to refinance.

Look beyond the headline rate

A cheaper rate may not mean a better loan. Check offset access, package fees, redraw conditions, repayment flexibility and the term you will actually keep. Ask your current lender about repricing before paying switching costs. A broker can check panel options, your equity and your income without assuming you qualify for a headline offer.

Interest estimates hold the loan and offset balances and rates constant for one year. P&I repayment estimates use the full loan balance and the same remaining term; offset savings are not deducted from the scheduled repayment. Actual daily balances, principal reductions and changing rates will affect savings. Interest-only repayments are interest estimates only; later P&I repayments are not modelled.
