Victorian Homebuyer Fund: Closed to New Applicants
The Victorian Homebuyer Fund is closed to new participants. Learn what existing participants need to check and compare current alternatives.
New applications are closed
The State Revenue Office lists the Victorian Homebuyer Fund as a closed scheme. Its closure announcement was published on 10 September 2025; the scheme page was updated on 29 September 2026. Do not plan a new purchase around obtaining a place in this fund.
If you are already a participant
Closure to new applicants does not cancel existing participation agreements. Contact the State Revenue Office and your participating lender before refinancing, selling, renovating or changing how you use the property.
Check the terms for annual reviews, income changes, voluntary buy-backs and the valuation of the government equity interest. A standard refinance calculator cannot capture the cost of buying back a shared-equity interest.
Alternatives for a new purchase
Compare Help to Buy eligibility, the federal low-deposit guarantee, voluntary super savings under FHSS and Victorian duty concessions. These have different rules; one scheme is not automatically a substitute for another.
Start with your savings and affordability, then confirm scheme eligibility and participating lenders. Never assume two schemes can be combined without checking both sets of rules.
